Voyager offers unmatched configurability for enterprise and commercial or mixed-use portfolios, backed by a vast module ecosystem (investment management, energy, procurement, and more). For large or complex operations, Yardi does things mid-market tools simply cannot, if you have the resources to implement it.

AppFolio

Per-unit pricing (residential roughly $1.40 per unit a month) with a monthly minimum around $280. Tiers: Core, Plus (adds the API), Max.

Yardi

Yardi Breeze (SMB) starts around $1 to $2 per unit a month with a monthly minimum; Yardi Voyager (enterprise) is custom-quoted and considerably more involved to license and implement.

Our take, from automating both

From the integration side, AppFolio is the friendlier platform to deploy and automate on, with a clean REST API and a modern data model, which is why the mid-market residential operators we work with tend to prefer it. Yardi is the enterprise heavyweight: if you run large commercial or mixed-use portfolios and need deep configuration, Voyager is built for exactly that, at the cost of complexity and implementation time. For most growing residential managers, AppFolio is the practical pick; Yardi earns its keep at enterprise scale.
